Job Description Role Description The role of a Senior Architect within the organization is to coordinate and be responsible for a series of projects, as well as to lead the team of architects contributing to project development. Responsibilities Main Activities: Drafting cost estimates, price calculations, post-calculations. Continuous coordination with project developers, subcontractors, builders, and clients. Specific Tasks and Duties: Establish optimal relationships with clients and/or partners to timely and effectively resolve all issues that arise during project activities. Directly responsible for fulfilling service duties and tasks established by the hierarchical manager. Set pricing bases with decision-makers and compile estimates by categories of work in the bidding program or in Excel. Proficient in execution technologies and the execution process. Cooperate closely with team leaders and coordinators in the architecture and structural departments to meet contractual deadlines. Manage communication with project partners, collaborators, and subcontractors, adhering to contractual obligations arising from partnership agreements. Verify the conformity of quantity lists issued by the department and collaborate closely with personnel responsible for bidding - internal Quantity Surveyor. Manage the department budget on cost centers (projects) in accordance with applicable internal procedures and contractual deadlines, including human and time resources. Coordinate department activities by directly supervising project teams/project leaders, consultants, and other involved collaborators. Perform document verification activities received from third parties for installation specialties within company projects. Establish long-term collaborative relationships with project partners, clients, beneficiaries, and project funders. Identify MLPAT verifiers for active projects, ensure communication with them and the necessary stages for project verification, including verifying the conformity of issued reports. Monitor progress toward objectives over time and draft monthly reports in collaboration with other departments, partners, and beneficiaries, respecting the data provided in contracts. Be available for travel related to technical assistance, participation in critical phases, both in Bucharest and across the country (Driving License Category B is an advantage). Qualifications / Education Years of experience: 8 - 15 years of general professional experience. At least 10 years in the field of construction within civil projects, design/execution. Mandatory: higher technical education (Installations - Faculty of Construction). Specific domain certifications (e.g., ANRE - for electrical installations designers, IGSU - Alarm, Detection and/or Extinguishing - for installation engineers, MAI - for anti-burglary systems, etc.). Experience in public works tenders is an advantage (Similar Experience - Key Expert - Installations, Installations Coordinator, etc.). Practical Competences (Proven Experience) Specific experience in projects with a focus on the educational and medical fields, as well as public administrative buildings. Proven experience of at least 5 years in the development of complex projects (NOT just individual housing, collective housing). Ability to coordinate complex projects in terms of installations and ensure compliance with deadlines and budgets. Ability to communicate and collaborate efficiently with clients, design teams, and specialists involved in the project. Competencies in analyzing and solving specific architectural problems, such as optimizing design for energy efficiency or adapting buildings to accessibility requirements. Ability to provide technical consultancy and support for younger designers on the team. Experience in preparing quantity lists, knowledge of the procedure for framing quantity lists in accordance with HG907 (F1-F6) - an advantage. Strong communication and interpersonal skills, ability to work in mixed teams. Simultaneous work on multiple projects and easy adaptation to work pace according to delivery deadlines. Competence in risk management and solving unforeseen situations during projects. Knowledge Knowledge of compliance in case of fire, issuance of documents in accordance with OMAI 180, elaboration and collaboration in elaborating the Fire Safety Scenario. Proven experience in drafting written parts (Technical Memoranda - SF, DALI, PT, DE). Proven experience in elaborating job specifications. Specific, related experience regarding solutions for fitting buildings into nZEB norms, the creation of Green Buildings (Green Schools) - an advantage. Essential Requirements (Desirable - Represents an Advantage) Revit (preferred - Represents an Advantage). Knowledge of working within the BIM system. AutoCAD, MagicCAD, Dialux (i.e., is a plus). Microsoft Suite (Office 365 - Teams, Word, Outlook, Excel, etc.). Language Knowledge Essential: Fluent in Romanian (written, spoken). Desirable: Fluent in English (written, spoken), other foreign languages.
